Evaluating a rental applicant based on ex-landlord's opinion | Real ...

Rent it Right

Janet Portman
Inman News?

Q: I have a policy of always talking to an applicant's current landlord. But an applicant whom I'll call Sue has asked me not to call her landlord. She is afraid that if the owner learns she is looking, he will terminate her tenancy. Sue says she's leaving because this guy is a terrible landlord. I don't want to make things worse for her -- what if I call, he terminates, and I don't end up renting to Sue? But I hesitate to not check it out -- what if she's putting me on? Any suggestions? --Weidon B.

A: You're in a tricky spot. Many landlords will do just as Sue fears, apart from whether they are bad landlords or not. Upon learning that a tenant is about to leave, they'll terminate, especially if the rental market is seasonal and they want to take advantage of a good window.

For example, many rentals turn over during the summer, especially before school starts. A landlord will have an easier time renting an apartment in July than in October, and certainly November or December. Learning in May that a tenant is looking elsewhere, a landlord might be tempted to terminate in order to have a vacancy in the summer.

Tenants may also fear a negative, unjustified reference, which is apparently Sue's fear as well. Sue may have insisted on needed repairs and earned the landlord's unfair ire.

As sympathetic as you may be to Sue's situation, you should not relax your practices. You can't ignore the possibility that the negative reference may in fact be justified -- how do you know that it's the landlord who is the problem, not Sue?

One way to handle this situation is to tell Sue that you won't contact the landlord right away. Take her application, run a credit report, verify her employment, and most importantly, speak with at least one prior landlord. A landlord who no longer rents to Sue has no reason to say anything other than the truth (there's no temptation to give a falsely glowing report of a bad tenant in order to help that tenant move out as soon as possible). Then, consider all that you've learned from multiple sources: If they all paint a picture of a good, stable tenant, you should proceed, but only if you are pretty sure you'll extend an offer to Sue unless you learn something that justifies a rejection.

Now, call the current landlord. You may not, however, be able to make confident conclusions based on his answers. Suppose he says, "Well, Sue was late with the rent at least half the time, she grouses about the pickiest things, and her neighbors complain about noise a lot." If this report is completely at odds with everything else you've learned about Sue (from past landlords and her bill-paying history on her credit report), you may be justified in concluding that this landlord has it in for Sue, and you may want to disregard his words.

On the other hand, you may be told, "I have nothing to say about Sue." This response may be the stock answer from someone who is overly worried about lawsuits from former tenants, which means you can't rely on it one way or the other. And if you're told, "Sue is a great tenant!" consider that the landlord is either being very cagy (giving a false positive in order to get rid of Sue) or may be telling the truth (but why did Sue describe him as terrible?).

Confused? Alas, there's no formula for evaluating these conversations. The best you can do is to do a thorough screening and gather information from multiple sources. Applicants' true colors will emerge the more you draw from independent quarters. In the end, you may have to simply remove the current landlord from the picture.

Q: We've been renting a house for two years, and we're moving out at the end of the lease, disgusted. The landlord never fixed anything, ignored our requests, and even tried to raise the rent. Rentals are hard to come by here, and we want to make sure the next tenant doesn't get stuck with these problems. What can we do to make that happen? --Randall J.

A: When it comes to screening, landlords have by far the most sophisticated system. They ask for detailed information in a rental application, call past landlords and employers, and consult a credit report. Many also perform some level of criminal background screening. If an applicant has been chronically late with the rent, left past rentals in shambles, or has a worrisome income-to-debt ratio, they'll learn of it and can confidently reject applicants for those reasons.

Tenants have a much less developed set of tools that they can use to learn about the business practices of their would-be landlords. They can go to the local courthouse (or go online, in some places) to see whether this owner is a regular visitor in court. Frequent appearances as a defendant in small claims means tenants suing over deposits; going to court as a plaintiff may mean eviction cases. Either way, not a good sign.

Tenants can also visit the property on their own and try to speak with current residents (or the ones moving out) and ask what it's like to live in this rental. Candid answers from people who have no reason to speak untruthfully are the best source of information. Applicants for your rental can take these steps on their own.

One additional avenue might prove useful. If the repair problems you speak of amounted to housing code or other legal violations, and if you reported these to the appropriate agencies, they will have a record of these reports. Or, if your town has a licensing program for landlords, it may have a complaint component -- if you utilized it, again, there's a public record.

Hopefully, people who apply to live in the house you're leaving will take the time and energy that's required to learn about the property. If they do -- certainly if they speak with you -- they will have their eyes opened. But you want something more -- to "make sure" that the next set of residents doesn't suffer as you did. Short of walking the sidewalk with a sign explaining why someone shouldn't rent here, there's not much you can do. You may want to avail yourself of the many "bad landlord" websites that aim to expose poor practices such as those you describe, but the value of these sites is open to doubt. No one checks the veracity of the tenants' complaints, and many landlords will tell you that they are full of exaggerated, even false reports, written to get back at landlords who run tight ships.

'Spider-Man' director, producers settle NYC suit

(AP) ? Director Julie Taymor has reached a deal in New York to settle a lawsuit she brought over the Broadway production of "Spider-Man."

The settlement was disclosed in a document filed Thursday in federal court in Manhattan. Settlement terms were not immediately released.

Taymor had said the current hit Broadway production, "Spider-Man: Turn Off the Dark," was based on the unlawful use of her copyrighted written works.

Taymor was fired last year and the musical's script was rewritten after the $75 million production had trouble getting past previews. The musical has since become a success. The lawsuit had said damages would exceed $1 million.

Taymor sued the producers in November and they countersued. The producers say Taymor's treatment was based on pre-existing "Spider-Man" comics and films.

NEW ORLEANS (AP) ? Isaac hovered over Louisiana for a third day Thursday, shedding more than a foot of additional rain that forced authorities to hurriedly evacuate areas ahead of the storm and rescue hundreds of people who could not escape as the rapidly rising waters swallowed entire neighborhoods.

The huge spiral weather system weakened to a tropical depression as it crawled inland, but it caught many places off guard by following a meandering, unpredictable path. The storm's excruciatingly slow movement meant that Isaac practically parked over low-lying towns and threw off great sheets of water for hours.

"I was blindsided. Nobody expected this," said Richard Musatchia, who fled his water-filled home in LaPlace, northwest of New Orleans.

Inside the fortified levees that protected New Orleans, bursts of sunshine streamed through the thick clouds, and life began to return to normal. But beyond the city, people got their first good look at Isaac's damage: Hundreds of homes were underwater. Half the state was without power. Thousands were staying at shelters.

And the damage may not be done. Even more rain was expected in Louisiana before the storm finally drifts into Arkansas and Missouri.

Isaac dumped as much as 16 inches in some areas, and about 500 people had to be rescued by boat or high-water vehicles. At least two deaths were reported.

Five feet of water poured into Musatchia's home before a neighbor passed by with a boat and evacuated him and his 6-year-old boxer, Renny.

He piled two suitcases, a backpack and a few smaller bags onto the boat and said that was all he had left. He abandoned a brand-new Cadillac and a Harley-Davidson.

"People have their generators, because they thought the power would go out, but no one expected" so much water, Musatchia said.

Other evacuees were picked up by National Guard vehicles, school buses and pickup trucks.

Daphine and David Newman fled their newly decorated home with two trash bags of clothing. They have lived in their subdivision since 1992 and never had water in their home from previous storms, not even Hurricane Katrina.

The comparison was common since Isaac hit on the seventh anniversary of the devastating 2005 storm, though the differences were stark.

Katrina was more powerful, coming ashore as a Category 3 storm. Isaac was a Category 1 at its peak. Katrina barreled into the state and quickly moved through. Isaac creeped across the landscape at less than 10 mph and wobbled constantly.

David Newman was frustrated that the government spent billions of dollars reinforcing New Orleans levees after Katrina, only to see the water inundating surrounding regions.

"The water's got to go somewhere," he said. "It's going to find the weakest link."

The sudden call for evacuations so long after the storm made landfall provoked a debate about whether anyone was to blame.

Jefferson Parish Council President Chris Roberts said forecasters at the National Hurricane Center in Miami needed a new way of measuring the danger that goes beyond wind speed.

"The risk that a public official has is, people say, 'Aw, it's a Category 1 storm, and you guys are out there calling for mandatory evacuations,'" Roberts said.

Hundreds of people in lower Jefferson chose to ride out the storm ? and many of them had to be rescued, he said.

Eric Blake, a specialist at the hurricane center, said that although Isaac's cone shifted west as it zigzagged toward the Gulf Coast, forecasters accurately predicted its path, intensity and rainfall. He did say the storm came ashore somewhat slower than anticipated.

Blake cautioned against using Katrina as a benchmark for flooding during other storms.

"Every hurricane is different," Blake said. "If you're trying to use the last hurricane to gauge your storm surge risk, it's very dangerous."

Along the shores of Lake Ponchartrain near New Orleans, officials sent scores of buses and dozens of high-water vehicles to help evacuate about 3,000 people as floodwaters lapped against houses and stranded cars.

The water rose waist-high in some neighborhoods, and the Louisiana National Guard worked with sheriff's deputies to rescue people stuck in their homes.

In LaPlace, a Coast Guard helicopter plucked a couple and their dogs from a home after storm surge gushed into their neighborhood and washed many houses away.

"They used a flashlight inside the house as a signaling device, which made all the difference in locating them effectively," Lt. Cmdr. Jorge Porto said.

Crews intentionally breached a levee that was strained by Isaac's floodwaters in southeast Louisiana's Plaquemines Parish, which is outside the federal levee system. At the same time, water at a dam farther north in Mississippi was released in an effort to prevent flooding there.

Since the storm arrived in the U.S., the first two fatalities were a tow truck driver hit by a tree that fell on his vehicle in Picayune, Miss., and a man who fell from a tree while helping friends move a vehicle. Deputies did not know why he climbed the tree.

Although New Orleans' bigger, stronger levee system easily handled the deluge from Isaac, rural areas beyond the city's fortifications had few defenses.

Isaac "has reinforced for us once again just how vulnerable these critical areas are," said Louisiana Sen. Mary Landrieu. "We must re-engage the Corps of Engineers on this."

More than 900,000 homes and businesses around the state ? about 47 percent of all customers ? were without power Thursday. Utility company Entergy said that included about 157,000 in New Orleans.

New Orleans' biggest problems seemed to be downed power lines, scattered tree limbs and minor flooding.

In Mississippi, several coastal communities struggled with all the extra water, including Pascagoula, where a large portion of the city flooded and water blocked downtown intersections.

High water also prevented more than 800 people from returning to their homes in Bay St. Louis, a small town that lost most of its business district to Katrina's storm surge.

Even though Isaac was weaker, Mayor Les Fillingame said, "every storm is somebody's Katrina, regardless of the intensity."

Curiosity rover plays first song transmitted from another planet

ScienceDaily (Aug. 28, 2012) ? For the first time in history, a recorded song has been beamed back to Earth from another planet. Students, special guests and news media gathered at NASA's Jet Propulsion Laboratory in Pasadena, Calif., today to hear "Reach for the Stars" by musician will.i.am after it was transmitted from the surface of Mars by the Curiosity rover.

NASA Administrator Charles Bolden addressed the crowd in a video message encouraging students to study science, technology, engineering and math (STEM). "Mars has always fascinated us, and the things Curiosity tells us about it will help us learn about whether or not life was possible there," Bolden said. "And what future human explorers can expect. will.i.am has provided the first song on our playlist of Mars exploration."

In opening remarks, NASA Associate Administrator for Education and space shuttle astronaut Leland Melvin said, "I can think of no greater way to honor NASA pioneer Neil Armstrong's life and legacy than to inspire today's students to follow his path. That first footprint that Neil placed on the lunar surface left an indelible mark in history. Perhaps one of our students here today or watching on NASA Television will be the first to set foot on the surface of Mars and continue humanity's quest to explore."

Musician and entrepreneur will.i.am shared his thoughts about "Reach for the Stars" becoming the first interplanetary song and an anthem for NASA education. The entertainer is a well-known advocate of science and technology education. He said, "Today is about inspiring young people to lead a life without limits placed on their potential and to pursue collaboration between humanity and technology through STEAM education. I know my purpose is to inspire young people, because they will keep inspiring me back."

After completing a journey of more than 700 million miles from Earth to Mars and back, the opening orchestral strains of "Reach for the Stars" filled the auditorium. The event added to continuing worldwide interest in Curiosity's mission.

NASA engineers spoke to attendees about the Curiosity mission, and the systems engineering and orbital mechanics involved in getting the song file back from Mars. Students had the opportunity to ask questions of all program participants. Earlier in the day, students received a guided tour of JPL to view rover models and learn about STEM career options.

During the event, will.i.am's i.am angel Foundation and Discovery Education announced a $10 million classroom education initiative that will reach 25 million students annually, including many from underserved communities. Focused on STEAM (science, technology, engineering, arts and mathematics) educational themes, the Discovery Education initiative will incorporate NASA content and space exploration themes as part of the curriculum.

The event will be replayed on NASA Television. For schedule information, visit: http://www.nasa.gov/ntv.

Man seizes flag from Japan ambassador's car in Beijing

By Reuters

Updated 10:15 a.m. ET: BEIJING --?A man ripped a Japanese flag from a car carrying Japan's ambassador in Beijing on Monday, triggering a protest from Tokyo in the latest flare-up of a territorial row that provoked the worst anti-Japanese protests in years.

The Japanese embassy issued a statement saying the ambassador, Uichiro Niwa, was unhurt in the incident. It said two other vehicles forced his car to stop and a man got out, broke off the Japanese flag and ran off with it.

But Japan's Foreign Ministry later said the flag had been snatched after the ambassador's car had become stuck in a traffic jam. A ministry spokesman said it would be too strong to describe the incident as an attack.

Both Japanese accounts said no one was injured and the car was otherwise undamaged.

Much at stake for US as tensions rise in troubled China Seas

The embassy said it had "filed a strong protest with the Chinese Foreign Ministry." It said that in response a senior ministry official called the incident "extremely regrettable" and pledged efforts to ensure the safety of Japanese citizens and businesses in China.

The incident occurred amid heightened tensions over disputed islands since mid-August, when the Japanese coast guard detained Chinese activists who sailed from Hong Kong and landed on the islands. Anti-Japanese demonstrations have taken place in Chinese cities over the past two weekends.

Disputed islands
The uninhabited islands known as Senkaku in Japan and Diaoyu in China have long been a source of friction between Tokyo and Beijing and competing territorial claims to the islets and surrounding fishing areas and potentially rich gas deposits.

Tokyo also remains locked in a dispute with South Korea over another contested island chain.

In a symbolic, but rare gesture the Japanese parliament on Friday passed two resolutions asserting Japan's sovereignty over both island chains, calling Seoul's control over one of them a "illegal occupation" that should end soon.

The resolutions prompted rebukes from Seoul and Beijing.

Japanese nationalists land on island claimed by China

But in an effort to avert a further flare-up, the Japanese government on Monday refused to let Tokyo metropolitan authorities land on the islands claimed by Japan and China.

Tokyo Governor Shintaro Ishihara has proposed buying the islands from their private Japanese owners and has sought permission to send a team of officials to survey the land.

Despite close economic ties, bitter memories of Japanese militarism run deep in China and South Korea. The territorial disputes show how the region has failed to resolve differences nearly seven decades after the end of World War Two.

The Always Up-to-Date Guide to Building a Hackintosh [OS X 10.8.1] [Always Up To Date Guide]

The Always Up-to-Date Guide to Building a Hackintosh [OS X 10.8.1]Building a hackintosh?that is, installing Mac OS X on non-Apple hardware?used to require extremely restricted hardware choices and quite a bit of know-how. Now your options are vast and the installation process is fairly simple. With that in mind, here is our always up-to-date guide to building a hackintosh that will walk you through purchasing compatible parts, building your machine, and installing OS X all on your own.

Currently Up-to-Date Version: Mac OS X 10.8.1 (UniBeast Method)
This guide is all about installing Mountain Lion on your hackintosh. If you're looking to install regular old Lion, check out our archived guide instead. Also, we recently updated our sample build to offer hardware that is Mountain Lion-specific. While it may work with Lion, we're not sure. Plan accordingly.

First Things First: What Is a Hackintosh, Exactly?

A hackintosh is simply any non-Apple hardware that has been made?or "hacked"?to run Mac OS X. This could apply to any hardware, whether it's a manufacturer-made or personally-built computer. For the purposes of this guide, we're only discussing a tried-and-true method for building a hackintosh that you build.

That means you'll need to be comfortable with the idea of building your own machine
and providing your own technical support when you run into problems. While this can be a little bit of a scary prospect if you're new to building a hackintosh, it comes with the advantage of saving you a lot of money while still providing you with an incredibly powerful, fully customizable machine. We'll also point you to several resources we've put together to help you learn everything you need to know about building a computer so you can feel confident on your first time through the entire computer building process. While it's important to know that building a hackintosh from scratch is not a project for beginners, it is something that anyone can learn to do. We think it's a wonderful alternative to purchasing an official Apple product and a rewarding challenge. Now that you know what to expect, let's get to work.

How Does This Guide Work?

It may seem strange to have an always up-to-date guide to building a hackintosh because the process changes based on the hardware choices you make. Although this is true, it doesn't change that much. We'll be discussing the process of building a hackintosh on a broad level, as it applies to most hardware. As a result, this guide will not always be able to tell you the exact boxes to tick and choices to make, but it will teach you how to figure that out for yourself. We'll hold your hand as tightly as possible through as much of the process as we can, but there will be some decisions you'll have to make on your own. It can be a little scary sometimes, but that's part of the fun.

In summary, this always up-to-date guide will explain how to pick the right hardware for a great hackintosh and walk you through the standard OS X installation process, but it will also require you to be diligent and informed in regards to the variables in your specific build.

How to Choose the Best Hardware for Your Needs

The Always Up-to-Date Guide to Building a Hackintosh [OS X 10.8.1]Picking out hardware and building a computer is often the most daunting part of this process. If you've never done it before, it can often feel like putting together puzzle where many of the pieces seem interchangeable but truly are not. That said, we have plenty of resources to help you demystify the purchasing and building process so you're feeling confident.

First, let's talk about choosing hardware and what makes certain options better than others.

The Always Up-to-Date Guide to Building a Hackintosh [OS X 10.8.1]When Apple builds their official Macs, their parts are not that different from the parts we can buy online when we build our own PCs. In fact, some are often the same. Additionally, third-party manufacturers will create hardware for Apple's Mac Pro computers to add additional options to the mix. This means that Apple, or the third parties, need to create software drivers for Mac OS X in order for the hardware to work. This means that virtually any hardware with these drivers is going to be hardware you can use in your hackintosh build. Additionally, the talented people on the internet have developed their own open source drivers for non-Mac hardware in order to provide additional options for your hackintosh. While all of these efforts only span a small percentage of the available hardware on the market, it still provides you with a lot of great choices. Many motherboards, graphics cards, and processors are compatible thanks to these combined efforts.

The Always Up-to-Date Guide to Building a Hackintosh [OS X 10.8.1]The next question is, how do you know what is and isn't compatible? Like we've already discussed, if Apple has used the part before, that's generally a good sign that you can use it, too. That said, you always want to double-check when you're putting your hardware list together. To help you out, we've created a hackintosh hardware buyer's guide so you can figure out what will and will not work. Follow that guide when choosing your hardware and you should be good to go. You can also reference our Hack Pro and Hack Mini builds, or just use the sample build provided at the end of this section.

The Always Up-to-Date Guide to Building a Hackintosh [OS X 10.8.1]Once you have your hardware you're going to need to assemble it into a working computer. We have an entire night school course on computer building, but this specific lesson will walk you through how to build your first computer. Follow it diligently, read your motherboard and case manuals closely, and you should have a functional machine in no time.

A Sample Build

With the resources we've discussed, you should be all set to build your hackintosh. Before we move on, however, let's take a look at a sample build (designed specifically for Mountain Lion) so you can get an idea of what a basic hardware shopping list looks like. This is an actual hackintosh we've built, based on hardware suggested by tonymacx86. It only costs a little over $600 (without all the extras), so it's a great option for beginners. Here's the list of parts (last updated on August 27th, 2012):

You'll find lots of builds like this on tonymacx86's blog, so you can build those exact machines or use them as starting points to create your own build. However you want to go about it, be sure to read our a hackintosh hardware buyer's guide if you want help with selecting your parts.

By this point you should have purchased your parts, built your computer, and turned it on to make sure everything is functioning. If all systems are go, it's time to move on to the installation process.

How to Install Mac OS X on Your Hackintosh

Installing Mac OS X on hackintosh hardware involves a bit more than just popping in a DVD, choosing a boot volume, and clicking a button. You'll have to do all of that, too, but there's a bit of prep work involved. Let's get started.

Step 1: Configure the BIOS

The Always Up-to-Date Guide to Building a Hackintosh [OS X 10.8.1]When you turn your machine on, it should display its BIOS welcome screen. This is generally an image with the name of your motherboard and indicators for a few keys you can press to edit your BIOS. Before we can install OS X, we first have to make a few changes to the BIOS (your motherboard's settings), so you're going to need to press the key that corresponds to the BIOS Settings when you power on your machine. This is almost always a function key (like F12) or the delete key, but reference your BIOS image to be sure. (Click the image to the left to see an example.) Press and hold down that magic BIOS settings key and wait for the BIOS settings to load.

The BIOS settings for every motherboard is going to be somewhat similar but never exactly the same. For that reason we can't tell you, command-by-command, where to go to find and make certain adjustments. That said, we can tell you what to look for. Here are the settings you will need to adjust (or at least verify) in your BIOS to make your hardware hackintosh-friendly:

  • Disable Quick Boot. You may have to look around for this, but we've often found this in a section titled Advanced BIOS Settings. Just look for a Quick Boot or Fast Boot option and ensure it is set to disabled.
  • Configure SATA as AHCI. By default, your motherboard will configure SATA as IDE and you'll need to change this to AHCI. In some cases you'll be asked if you want to do this when you boot up for the first time. If so, choose yes. If not, go into your BIOS and look for this setting as you'll need to make the change for everything to work smoothly.
  • Change the Boot Device Order. Your BIOS will default to a specific boot order, which means it'll look for a startup volume (where the operating system lives) in various places until it finds one. The boot order is the order in which it checks each location. In general, you want to set your optical drive to first boot device so you can easily boot to a disc by simply putting it in the drive and turning on your machine. The second item in the order should be the hard drive or SSD where you're going to install OS X. The order beyond that isn't terribly important and entirely up to you.
  • Adjust the Hard Disk Boot Priority. Some BIOS settings pages will also have a setting called Hard Disk Boot Priority, which is used to identify which hard drive to try and boot from first if there are multiple drives in the machine. If you install more than one drive in your hackintosh, be sure to set the Hard Disk Boot Priority to the drive where OS X will be installed.

Once you've made these changes, you'll need to save them. In most cases you'll only need to press the escape key a few times to get back to the main screen, and then F10 to save and exit. Your BIOS settings page will tell you which keys save, exit, and so on, so you should have no trouble figuring out the right keys to press.

Step 2: Install Mac OS X Mountain Lion

The Always Up-to-Date Guide to Building a Hackintosh [OS X 10.8.1]Now we're ready to actually install OS X, but this is going to be a fairly in-depth process that requires a number of tools. Before getting started, be sure you have the following:

  • A copy of Mac OS X Mountain Lion from the Mac App Store or on a thumb drive.
  • An 8GB thumb drive (or larger).
  • UniBeast, available from tonymacx86.
  • MultiBeast, also available from tonymacx86. You want the version for Mountain Lion (as opposed to Snow Leopard).
  • The DSDT file for your motherboard of choice. If you followed our hackintosh hardware guide in the previous section, you may already have a pre-edited DSDT file for your motherboard. If not, visit tonymacx86's DSDT database, choose your motherboard from the list?making sure you choose the version that matches your motherboard's firmware?and download it to your hard drive. (Note: You can generally discover the firmware version of your motherboard by looking at its BIOS boot image.)

Once you have everything, you'll need to prepare your 8GB+ thumb drive to be bootable and capable of installing Mac OS X Mountain Lion. To do so, follow these steps:

  1. Connect your USB drive to an existing Mac (ask a friend if you don't have one) and open Disk Utility (in your Macintosh HD -> Applications -> Utilities folder).
  2. Click on your thumb drive in Disk Utility and then click the Partition tab.
  3. Click on the drop-down menu that reads "Current" and choose "1 Partition."
  4. Click on the "Options..." button and select the partition scheme labeled "Master Boot Record." Click "OK" to accept your choice.
  5. Give the thumb drive the name USB (which you can change later).
  6. Set the drive's format to "Mac OS X Extended Journaled."
  7. Click the "Apply" button and then the "Partition" button.
  8. When Disk Utility has finished partitioning your disk, make sure the "Install Mac OS X Mountain Lion" application you purchased from the Mac App Store is in your Applications folder. If you purchased a Mountain Lion thumb drive, just make sure it's plugged in to your computer.
  9. Open UniBeast and click "Continue" three times, then agree. This should bring you to a drive selection screen. Choose the USB thumb drive you just partitioned and click "Continue."
  10. You'll now be presented with the option of Laptop support and Legacy USB support. If you're planning to install Mountain Lion on a motherboard with an 1156 chipset, you'll likely need the legacy USB support. It won't break anything if you don't need it, so if you're updating multiple Hackintoshes and not all require it, there's no reason to worry. If legacy USB support isn't working for you, just add your motherboard's patched DSDT file to the hidden /Extra folder on your installer drive and that should fix the problem. Phew! When you're ready, click "Continue" and enter your admin password.
  11. Wait about 15-45 minutes (it can vary) for UniBeast to do it's thing. DO NOT unplug the drive or stop the installation while it's in process.

When UniBeast finishes, you'll have a hackintosh-bootable USB thumb drive. Plug it into your hackintosh, boot up, and press the key on your keyboard that will take you to the boot selection menu. (If you don't know what it is, just look on your BIOS boot screen. It is commonly ESC, F10, or F12.) If the thumb drive boots successfully you'll see a thumb drive with the tonymacx86 logo appear on your screen along with a single boot option: USB. Choose it and boot into the installer.

Note: In some cases you may need additional boot flags to get to the installer. If you have an unsupported graphics card, you'll need to add GraphicsEnabler=No. If you have an ATI Radeon 6670 installed you'll need to add PCIRootUID=0. You can just type these in at the boot option screen before you press enter to choose "USB" and boot into the installer.

The Always Up-to-Date Guide to Building a Hackintosh [OS X 10.8.1]When the Mac OS X Mountain Lion Installer finishes booting, you'll be presented with a welcome screen and can choose your language. Do that, but before you can continue you'll need to format your disk. Go to the Utilities menu and choose Disk Utility. Select the disk you want to use for installation and format it. To format it properly, follow these steps:

  1. Choose the disk in Disk Utility and click the Partition tab.
  2. Set the partitions to one (or however many you want) and their format to Mac OS Extended (Journaled).
  3. Click the options button and set the partition scheme to GUID Partition Table
  4. Click Apply and wait for the disk to finish formatting.

With your destination disk ready to go, you can now run the Mountain Lion installer just like you would on any other Mac. When it completes you might be met with an "Installation Failed" message at the end (or not), but that's nothing to worry about. When the installation is complete just restart your machine. When you do, access your boot menu and choose the USB drive. You still need it to boot up. When you see the familiar boot options screen again you'll now be able to choose the drive you installed Mountain Lion on. Pick that and press enter, also entering any boot flags you used when booting into the installer previously.

Step 3: Install Your Drivers

Now that you've got Mountain Lion installed, it's time to make all your hardware work properly. For that, you need to install some drivers. Copy MultiBeast to your hackintosh's hard drive and open it up. Click through the install windows and get to the options page. What you choose is going to vary based on your build, but here's a look at all your choices and what they do, using our sample build as a guide:

The Always Up-to-Date Guide to Building a Hackintosh [OS X 10.8.1]

  1. EasyBeast Install - Just ignored this.
  2. UserDSDT Install (or No DSDT Install) - This is the option that applies your custom DSDT. You downloaded it earlier, so put a copy on your desktop and check this option so it will be applied. If your motherboard doesn't require a DSDT file, just check the box anyway and don't include a DSDT file.
  3. System Utilities - It's always a good idea to check System Utilities as it repairs permissions, runs maintenance scripts, and other helpful stuff like that. (Note: Newer versions of MultiBeast don't offer this option, so don't worry about it if you don't see it.)
  4. Drivers & Bootloaders - This is the section where you'll be making most of your decisions. You'll have your pick from an array of hardware drivers that will allow everything from audio to Ethernet to function on your hackintosh. All you really need to do is go through this list and select the relevant hardware in your build. If you have Azalia Audio on your motherboard, that generally means selecting ALC8xxHDA and the AppleHDA rollback options. Most graphics cards you use won't require drivers, and so you can often skip the Graphics subsection, but just turning on GraphicsEnabler, which you'll do in the next section. Enabling any of the drivers in the Disk subsection will help provide support for SATA and eSATA hard disks, but they won't be necessary for most users. The miscellaneous sections has a lot of goodies. If your board supports any of them (like USB 3.0, for example), you should check them off for installation. One kext that always seems to make things work better is NullCPUPowerManagement. We recommend installing this as it tends to make a significant difference in performance on some machines. Lastly you have the Bootloaders subsection, which you can skip as the UserDSDT Install process took care of installing the Chimera bootloader earlier. (Note: Some newer motherboards, such as the one in our sample build, don't require a DSDT file or many drivers at all. Most everything should work out of the box. If you have a motherboard like this, you most likely need to install the relevant audio driver and nothing else.)
  5. Customization - If you're following our guide you're using a pre-edited/patched DSDT file, so the only thing you're going to want to do in this subsection is check off 64-bit Apple Boot Screen (unless your hackintosh has 32-bit hardware) to enable your video card in full force. You probably won't need the other options unless you have a special situation or are troubleshooting an issue.
  6. OSx86 Software - You don't really need to choose anything in this department, but if you'd like some handy OSx86 tools installed to your Applications folder you can choose them from this section.

The Always Up-to-Date Guide to Building a Hackintosh [OS X 10.8.1]IMPORTANT NOTE: If you're building a Sandy Bridge-based hackintosh with a motherboard using Realtek ethernet, be sure to check out Lnx2Mac's ethernet driver. It's released separately from MultiBeast and sometimes the version it provides is not the latest. That is currently the case and the latest version supports newer socket 1155 (meaning Sandy Bridge-compatible) motherboards. If you're having trouble with your ethernet, download it directly.

Once you've made all of your choices, go ahead and run MultiBeast. When it's finished, this generally means you're done and can restart to your brand new hackintosh. In some cases you may need to find additional drivers that MultiBeast didn't provide. This may be a driver for a Wi-Fi adapter you purchased or some third-party PCI card. If the driver wasn't provided by the manufacturer or downloadable on their web site, use popular hackintosh forums (like InsanelyMac and tonymacx86) for help. Either way, once you're done with MultiBeast you can install those drivers as well to finish up the job. Congratulations on all your hard work. You now have a functional hackintosh!

Step 4: Updating Your Hackintosh

The Always Up-to-Date Guide to Building a Hackintosh [OS X 10.8.1]Mountain Lion doesn't have any updates, so this isn't an issue yet. That said, you're going to need to update at some point so here's the relevant information.

For the most part, updating is pretty straightforward and you won't run into issues, but it's good to check tonymacx86's blog when updates are released to see what you'll need to do. In most cases you'll just download the latest update from Apple directly (rather than running Software Update), remove Sleepenabler.kext (provided you're using it), and then re-install it and any overwritten drivers using MultiBeast.

So how do you know what drivers were overwritten? In most cases, the only driver you'll have to reinstall is the AppleHDA Rollback, because that driver needs to be installed directly into your System Library where OS X makes changes. If you made any edits to graphics drivers, the update may overwrite them so you'll need to make those edits to the new, updated drivers as well. Whenever possible, MultiBeast installs special to a folder called Extra on your hard drive and then injects them into the boot process during startup. This method is used to prevent them from being overwritten by system updates, but if you have any drivers/kexts that aren't installed to Extra you may have to re-install them each time.

When a new update does roll around, don't update through Software Update. Download the updater directly from Apple. You can usually find it on their support site or by searching for the name of the update (e.g. "Mac OS X Mountain Lion 10.7.x Update"). Re-install anything necessary when you're done and test everything to make sure it works. Most updates should go very smoothly, but you should always back up your boot volume beforehand (we like Carbon Copy Cloner for this process) in case something goes wrong. You never know what can happen, and restoring from a backup is considerably less time-consuming than going through this entire process again from scratch.

How to Troubleshoot

Things go wrong with hackintoshes all the time. It's unlikely you'll create one without running into, at least, a minor dilemma. A lot of troubleshooting involves trial and error, unfortunately, and you'll just have to tinker around until you get the problem fixed. You will be able to find help on the InsanelyMac and tonymacx86 forums if you get stuck. You can also use tonymacx86's rBoot rescue CD to help you boot when you're having trouble doing so. You'll also want to spend some time disabling potentially problematic options and kexts in your /Extra folder (which you can get to by pressing Command+Shift+G, choosing Go to Folder, typing /Extra, and see if removing anything can help. Sometimes you'll need to add things, too, to get the proper hardware support without any glitches so just be diligent and you'll get there.

Finally, once you do get things working you should clone your hard drive so you have a boot-able copy available should things go awry. This way you can restore back to that copy or at least compare the things that changed since it was all working nicely. No matter what you think, you're going to screw something up at some point. Keep a backup. You won't regret it.

LG Intuition spied in press shots, leaves just one piece of the puzzle left

The LG Intuition may be one of Verizon's more poorly-kept secrets of recent memory. Apart from LG itself having confirmed that an Optimus Vu rebranding is due for the US within weeks, there's been pricing and even an uncannily detailed FCC filing to fill in the gaps. Why not throw official press images into the mix? From the renders DroidDog has managed to obtain, the Intuition is a bit more than just a one-for-one port of the original Korean phablet. While Verizon's influence is light outside of that attention-grabbing logo, there's a switch-up in the navigation keys to reflect that Android 4.0 will be there from the beginning -- a nice break from the ancient-feeling Android 2.3 layout of the original. About the only question left at this stage is that of the exact release date. There's a September 15th mention in one of the images, but we all know how dates in press imagery can be misleading.

Dispatches From the Republican National Convention

Greetings from the aforementioned table at a sandwich shop outside the convention! (It?s called Inside the Box, in case anyone needs to track my movements or solve a mystery.) As I write, a resigned-looking film crew is filming the extremely minimal street traffic, probably because there?s a nice big road sign reading ?Tampa Street,? and if you can?t do reporting you can sure as heck do B-roll.

With so many official events canceled (by weak, spitting rain), I?m impressed by how many predictions you?re willing to make. Trying to figure out how the RNC will sell Romney in these conditions is like solving one of those bar trivia questions that only gives you one isolated clue before you start losing points??Wore a cape,? or ?not an Osmond,? or some such. The only sanctioned meetings I?ve been to were a morning breakfast for Iowa delegates and a late morning session of ?Newt University.?

The Iowa meeting was not, in any way, a Romney up-with-people party. Iowa gets 25 pledged delegates. Ron Paul supporters seized 21 of those slots during the lengthy, little-covered post-caucus process. You have to love the irony?one of the most important states in the GOP?s primary system, which brings hundreds and hundreds of national and international reporters in to cover its very important caucus, is mostly pledged to the guy who won?t win the nomination.

These delegates (as I?ve been writing) are very polite. They just don?t believe that Romney legitimately secured the nomination, and they think his RNC is stripping delegates from Paul without reason. Delegates from Maine, which has been altered from an all-Paul team to a half-Paul team, were given free entry to the breakfast out of solidarity. Paul himself tried to tamp down the bitterness, in his way. ?I really thought we were going to do well in Maine,? he said. But he thought back to the paraphrased/apocryphal conversation between Vo Nguyen Giap and an American who was admitting defeat in the Vietnam War. The general groused that Americans had never lost a battle. Giap pointed out that they lost the war anyway. Good analogy.

There was slightly more warmth toward Romney at Newt Gingrich?s ?Newt University? event?which has got to be the cleverest way of getting reporters to show up and cover the remarks of a guy who won two state primaries. A series of Newt-approved politicians talked up Romney?s Olympics experience in great detail, the kind of material you?d use if you were writing a flattering Forbes article about a businessman. Friendly, not braggy. Not negative, either. Romney?s youthful policy guru Lanhee Chen (Harvard class of 1999) went long on Romney?s ?energy independence by 2020? pledge, a much less bratty way of talking about the issue than the ?drill baby drill? slogan we all heard in 2008.

I guess that?s what I?m expecting. A biography spiel, told in video and personal stories, that gets granular about how terrific Romney really is. The smallest bones thrown to Romney?s defeated rivals. Will the Ron Paul people cause a ruckus? We?re all waiting for it (?we? being media who can only Instagram balloons and signs for so long). But Paul has pretty carefully walked the line between pissing off his delegates and pissing off Romney. Adam Kokesh, an Iraq qar vet and anti-war activist who became a huge Paul booster, was banned from attending official Paul events because he didn?t want to walk that line. The people who won Paul?s delegates slots are, by and large, savvy and ambitious. If they behave, where do we think this convention?s excitement is going to come from?

Nothing About the Perfection. All About the People. Still About The ...

When I came up with the idea for Creatively Made Home it was pulled from my own journey with my home.

Creatively Made started as an art class.

Became a way to build a Creatively Made Business and now has allowed me to share about my passion of home and family.

The past two e-courses I have hosted and then brought in creative friends to generously share.

This course I have asked four of my brilliantly, creative friends to join me.

You will also have surprise guest designers that will share their own journey with their home each week.

Over the next 6 weeks you will get more peeks into the course and all that will be offered.

Today I want to share why I chose each of these women to be a part of Creatively Made Home?and to share our new trailer for the course.

Tracey Leber

I first met Tracey through her gorgeous shop of vintage French items. I was drawn to her photography and her incredible eye for styling. ?Her blog drew me in with her beautiful way of entertaining and decorating a home. ?I didn?t fully appreciate how authentic and lovely Tracey?s style was until I spent time in her home. ?The beauty was everywhere?I mean everywhere?.but the people in her home hold center stage. ?She was only surrounded by the items she thought were the most lovely and the little details were all around me. ?Thought is put into the littlest of things and this is where her creativity shines. ?When you have three children the house has to be ?functional?not just beautiful. ?Tracey?s home is exactly that. ?With candles lit, my feet tucked under me and a glass of wine on her couch I was made to feel at home and comfortable.

I wanted Tracey to be a part of this course to share with you her style, her way of entertaining, her unique way of gift giving and how to incorporate the things you love while still making your home about your family. If you love old papers, the perfect patina, French linens and architectural pieces..then you will fall in love with Tracey and her style.

Kimberly Taylor

I first met Kim when I went to The Farm Chicks show three years ago. ?We spent an evening belly laughing together and then our paths crossed again and again. ?Each time I spent time with her I was in awe of her gorgeous photography, her ?knowledge of gardening, passion for cooking and entertaining and her deep longing to creative a haven for herself and her house of boys. Spending time in Kimberly?s home has been one of my sweetest memories of her because I was able to follow her around as she put on her boots, checked on the animals and gathered the eggs for the day. ?She lives the life of her passions. ?I love that about her. ?A day doesn?t go by that I don?t see an aspect of her life through photos and I want to pop in for a moment or more.

?I wanted Kim to be a part of this course because she brings the beauty and joy back to preparing a family meal, making your home comfortable and lovely, gathering fresh flowers from the yard, pulling fresh vegetables from the garden and pruning back the blackberry bushes. ?Only Kim can make it look this good while wearing muddy boots and calling out to four boys at once. ?She reminds me that it is an honor to make a meal for my family and to love on this family on mine. If you want to learn more about making the most of your land, how to love on your family with good food and how to make sure that each guest of your home leaves feeling loved and special? than you will adore Kimberly and her style.

Sara Duckett

One of the first bloggers I ever noticed five years ago was Sara Duckett. ?I instantly fell in love with her depth as a photographer and stylist. ?I remember going over her house photos and falling in love with her use of dark furniture, mixed with white and her incorporation of vintage throughout the whole house. ?Sara?s photos and styling is noticeable and authentic. ?Her photos and use of vintage are always my favorite articles in any magazine she is a part of. ?Whether Sara is putting together a shelf of plates, a wall of photos or a collection of paintbrushes she has the perfect gift of styling. ?Sara?s home feels comfortable and casual even though you are surrounded by collections, vintage and heirlooms.

?I wanted Sara to be a part of this course is because of the way she incorporates her love of design, vintage and photography in her life, blog and business. ?If you have little ones at home and still want your home to look lovely, want to put together a collection of your favorite treasures, learn to incorporate vintage in your everyday, take better photographs and how to use digital art in your gifts and projects?.then you will fall in love with Sara and her style.

Jennifer Rizzo

I first met Jen at the Country Living Entrepreneurial Conference. ?I then spent more time with her at The Farm Chicks Show. ?I have been blessed to spend time with Jen at shows, teaching side by side and in her home. She is one of the most creative people I know. ?Her ideas flow like water and her love of creating is infectious. ?Jen is the kind of person that sees an amazing project and instead of buying it will figure out how to make it. ?From scratch. ?She is creative and frugal. ?I have two favorite kitchens that I have ever sat in?.Jen?s is one of them and her budget was $12,000.

I wanted Jen to be a part of this course because her ability to transform her home with little money makes her not only the perfect blogger to follow but an incredible jewel in this course. If you have always wanted to create your own curtains, make image transfers, create lampshades that you would see at Anthropologie, paint that old dresser in your garage and make big changes on a small budget?.then you will love, love Jennifer and all the style she brings to this course.

WomanSpeak vol 6/2012 Now Available at Lulu.Com

WomanSpeak, A Journal of Literature and Art by Caribbean Women, vol. 6/2012, is now available for purchase at Lulu.com. The new anthology from WomanSpeak Books Nassau, The Bahamas, brings together 24 writers, poets and painters in a full colour volume edited by yours truly, designed by Julia Ames and featuring cover art by Chantal Bethel and Ashley Knowles. Volume six is especially themed, Women Speaking for The Earth. In this collection writers are not just writing about nature but are giving voice to Mother Earth herself. They also address the environmental emergencies they face as Earthling women in the Caribbean, including the pollution of the ocean, the vanishing coastlines, deforestation, as well as the responsibilities we bear in it all. As always WomanSpeak volume six/2012 is dedicated to providing a forum for women writers with diverse points of view, who break silences that need to be broken, who discuss taboo subjects, who challenge oppression by telling the truth about Caribbean women?s lives. Rape, homophobia, religious oppression and intolerance, sexuality, grief and loss are among the forbidden subjects they are bravely writing about. New works by noted writers like Lelawattee Manoo Rahming, Marion Bethel, Nicolette Bethel, and Patricia Glinton Meicholas of The Bahamas and Joanne Hillhouse of Antigua are included in this collection, as well as the work of emerging writers like Sonia Farmer and Angelique Nixon of the Bahamas, Vashti Bowlah, Danielle Boodoo-Fortune and Simone Leid of Trinidad and Tobago. There are new voices too, including poet Anita L. MacDonald and fiction writer Keisha Lynne Ellis, and new artists like Carla Campbell and Ashley Knowles in the collection. Beautiful full colour art by established and new painters make the new WomanSpeak a literary journal unlike any other, an essential book not only for writers but for painters too and for all who love art by conscious Caribbean women. WomanSpeak was founded in 1991 by Lynn Sweeting, Helen Klonaris and Dionne Benjamin Smith to provide a forum for Bahamian and Caribbean women?s creative work, to nurture that creativity by publishing fine literature and art by women, to discover and publish emerging and developing writers, to preserve publications for future audiences and to create a space where community and sisterhood among writers and artists of the Caribbean can be cultivated and encouraged. Please click the Lulu.com badge at right and get your copy today, and thank you for supporting women writers and artists of the Caribbean!
